While the National Real Estate market has declined far more than the Real Estate market in Albany, NY, foreclosures have hit here as well. Property values have remained stable in the Capital District overall, with some depreciation taking place in local pockets. As a Real Estate professional in the area, I remain optimistic that the Albany market will hold steady ahead of the National average.

There is a host of foreclosures, and short sale properties throughout the Capital District for sale now. Offering buyers great buys, for more house, or investment property for their dollars. As these properties are taking from the distressed property rolls, home values will continue to increase. Match this with all time historic interest rates of 3.94 as of last week, the market will continue to move forward.
Many ask will the Real Estate market return to the glory days of the past? I hope it does some day, without the speculation, robo signing fraud. Not all of our woes were caused by fraud, contrary to popular belief, much of the problem is due to the sub- prime market, and the over leveraging of investor capital.
Home ownership continues to be a staple of the American dream, what’s left of it anyways. It remains a great time to purchase a home or investment property, due to the low interest rates, reduced property values, tax cap, and the new found renters.
